Introductory Meeting
During an introductory consultation, we discuss your needs and wishes as a client and explain how our approach aligns with your vision. We explore initial ideas and draw comparisons with other projects, before preparing a tailored fee proposal.
Preliminary Design Phase
At the start of the design phase (preceded by a site survey in the case of renovations), we revisit with you the project program and your preferences, along with relevant references. We then begin the design work and present the preliminary design some weeks later with plans, a detailed cost estimate, and 3D illustrations. The preliminary design and estimate are adjusted after discussion to arrive at the final design. Specialized engineering consultants are appointed for areas such as energy performance (EPB), structural engineering, and safety coordination. Where appropriate, the design is already reviewed with the urban planning department.
Permit Application
When preparing the permit application, we further develop the plans into a complete permit file. The necessary administrative documents are prepared and uploaded together with the plans to the Omgevingsloket.
Tender Documentation
A comprehensive execution file is essential for accurate pricing and proper execution by contractors. We rework the plans to construction level and draw up the construction details. The specifications and bills of quantities, together with input from specialized consultants, form the complete execution file. In consultation with you, we distribute this package to selected contractors for pricing.
Price Comparison
The contractors’ quotes are reviewed by for any gaps or discrepancies, and compile them alongside our cost estimate into a clear comparative overview, for a like-for-like comparison throughout. Together with you, the contractor who will execute the works is then selected.
Construction Control & Handover
Our firm controls the construction works and maintains clear documentation through structured site reports until project completion. Following handover, the building is ready for official occupancy.
